Landowners in Texas may be eligible for significant tax benefits on land managed primarily for agriculture. These savings can be achieved through a 1-d-1 agricultural land use appraisal, often referred to as an “ag exemption”. While the property tax rate is not affected, the taxable value can be significantly adjusted. Non-agricultural land is taxed based on the property’s worth, such as the land value and existing improvements. In contrast, agricultural land can be evaluated based on the average agricultural production value of that property. This difference in appraisal methods can often lead to significant tax savings.
In addition to traditional agricultural practices, landowners in Texas also have the option to manage for wildlife or timber under a 1-d-1 agricultural appraisal. The wildlife and timber 1-d-1 options are often referred to as “wildlife exemption” and “timber exemption” respectively. Canvas biologists and foresters utilize the landowner’s goals and objectives to help determine whether traditional agriculture, timber management, or wildlife management is the correct choice. Canvas biologists and foresters can assist you with the creation of management plans, management implementation, and guidance through the 1-d-1 ag exemption application process. Canvas can also assist with annual wildlife management reports if required by your county appraisal district.
